(1) Examples of Smart Growth:

Cluster development: Shown here is a housing development staged in its growth and planned for a specific area that includes green space preservation. Fairfield Township, PA

Building where infrastructure exits: Shown here is retail development within an existing designated growth area. Power, communication, roads & traffic signals, water, sewer, etc. are already in place. Muncy Township, PA

Revitalizing downtown areas & reusing existing structures for new purposes: Shown here is a formerly run-down Victorian-era mansion, renovated and made into a restaurant. Williamsport, PA

 

(2) Examples of Growth that are NOT Smart

Building on a floodplain: Shown here a building originally designed to serve the community as a fire station, but because of flooding firefighting equipment could not be kept here. The building now serves as a social hall – when not flooded. Muncy Borough, PA

 

Building on a floodplain, in an area without infrastructure, on prime agricultural land with significant archeologically-important sites. Shown here is the flooded site where a proposed retail development is planned. The site floods regularly from one or both of two major streams that transect the property. There is no water or sewer service and inadequate roadway, bridge and traffic signaling to the site. It is currently prime agricultural land in use for farming, and there are several areas of historic and archeological importance here.  Fairfield Township, PA
